7 Sure Foundations For Ultimate Security

Decay in a society always starts inside and works its way outward. Like a cancer, we have became morally and spiritually bankrupt. Years of our Christian heritage being systematically eroded is destroying us. When a nation’s debt is more than its Gross National Product it is bankrupt. Denying these facts will not make them go away. In this sad condition, our securities are dying a terrible death.

Are we in denial? Have you ever wondered why this generation is degenerating at such an alarming rate in morals and materials? Why is it that the things that are destroying us are the things we do not want to think about? Why is it considered a hate crime when anyone talks about Jesus’ exclusive salvation message, The Holy Bible, prayer in Jesus’ name, Christian family values, eternal judgment for sinners, our obligation to serve the True and Living God, special creation, the Biblical flood, sexual perversions or murder of innocent babies? In this article, we will show the answer to these questions as we explain the “7 Sure Foundations For Ultimate Security.”

Foundation 1 – Abundant Life! Life begins at conception is the basis for respect for all life. If we are not secure in the womb, there is no room for the other 6 sure foundations for ultimate security. When this fact is admitted, we are well on our way to removing the erosion of our present moral and spiritual values.

We tell our girls and women they are no higher than animals, rather than telling them they are made in God’s image. We say people are “human resources” that can be discarded at will if they cease to be useful. To add insult to injury, we kill their baby if their baby is an inconvenience. Should we sacrifice the fruit of our womb for the sins of our own doing? There is something wrong with this whole picture.

Furthermore, who is to say what constitutes abundant life? Who are we to think we can outguess God’s love and grace in the most disgraceful way people enter this race of life? Where would we be if our parents wanted a “perfect” child?

Another thing, abundant life is not measured by how much we have, how popular, how powerful, how intellectual or how beautiful we are in public! It is has to do more with Who has our time, our talents and our treasures. Abundant life comes from an inner peace that holds us together when everything around us is falling to pieces. It frees us to enjoy a joyful existence that remains in the most trying circumstances. It gives us a healthy outlook that is grounded in who we are in Christ Jesus. Yes! You heard it right! Who we are in Christ Jesus, our Gracious Lord and Savior!

Every human being deserves to have abundant life that only comes from our Heavenly Father above that has extended His love to us through His Son, The Lord Jesus Christ. (John 3:16 and John 10)

Foundation 2 – Freedom From Paralyzing Fear! Fear is a murderer. Fear is a robber. We do not know how to tame it. We try to tame fear with drugs. This does not free anyone from fear. Truth is – drugs enhance fears. Our so-called “remedies” add to peoples’ fate. The general attitude is – who cares? Such people are not useful to our human resources mentality. Rather than getting them the help they need we institutionalize them. We sentence them to confusion, loneliness, illusions and hallucinations the rest of their lives. We let the public pay for our failure to relieve the fearful. What kind of security is this?

THERE IS A BETTER WAY. (2 Timothy 1:7) Some have found it. Here it is! Fear is in opposition to faith. Not that all fear is bad. Fear becomes bad when it robs us of the other securities we deserve. We should have a fear when it comes to trifling with God and His Word. The fear of God is the beginning of knowledge and wisdom. (Proverbs 1:7 and Proverbs 9:10) A loving relationship with God will cast out all fears. (1 John 4) Without a healthy fear toward the True and Living God, we fear people, circumstances, today, tomorrow, yesterday and the list goes on..

Every human being deserves freedom from a paralyzing fear. Faith in God’s love and mercy is the key that unlocks the chains of paralyzing fear and ushers us into life’s glorious freedom.

Foundation 3 – Liberty To Grow In The Grace and Knowledge of Jesus! Our life should not be a slave camp for taskmasters to use and abuse. No one person or organization has the right to enslave anyone else. No one has a right to dumb down anyone so they can lord it over them. No one has a duty or permission to force others to go against their conscience or their better judgment. (2 Peter 3:17-18)

To grow and bring forth good fruit a tree needs to be given proper sunshine, temperature, soil, space to expand and pruning at the right seasons. In God’s timing everything has its season. Everything is beautiful in its time. (Ecclesiastes 3) We can only grow a healthy society when we are given the sunshine of God’s love and grace; the temperature of God’s assurance that He is caring for His own; the soil of faith, hope and redeeming love; the space to expand our roots into new opportunities that are freely given to us and gentle pruning away of destructive lifestyles that sap us of our strength to bring forth the fruit of the Holy Spirit of God. (Galatians 5)

Everyone has different potentials for growth. When citizens are at liberty to grow to their full potential the whole society grows with them. The God that created us knows how to grow us to our full potentials. No human has a right to play god. We are all on the same playing field. Every human being deserves liberty to grow in the grace and knowledge of Jesus.

Foundation 4 – A Godly Heritage That Can Be Passed on to the Next Generation! This heritage includes parents who love God with all their heart, mind, soul and strength (spiritual life). From this love, love goes out for their neighbor as they love themselves (political life). There must be a self-sacrificing love that puts God and others above ourselves. This love is shown in actions and attitudes. This love must grow. Children deserve parents that model love for and to them. Every family should have a family altar. The family that prays and worships together will stay together. Everyone should have a home that upholds and disciplines itself for the good of themselves and others all along life’s journey.

As goes the family so goes the society. Nothing can take the place of one man joined together to one woman in holy matrimony for life. This brings comfort to the children and eliminates divorce. Thus, every human being deserves a godly heritage that is carried to the next generation. (Colossians 3; Ephesians 5 to 6:4)

Foundation 5 – The 7-Fold Securities of a New Life in Christ Jesus gives us:

1. A Pure Heart! The heart reflects the real person. Out of the heart the person speaks. A pure heart has pure motives and actions. Only those with a pure heart will see God. (Matthew 5:8) When we have a pure heart we can see God in the face of a child, in a pretty flower and in every season of life from the cradle to the grave. When our heart is not pure we cannot see God. Truth is, a person with an impure heart is hiding from God. (John 3:17-21) When we have a pure heart we are happy or blessed. Why should we be? Because we know where we came from, how we got here and where we are going when we leaves this world! We are content to trust God as we go singing along in the sunshine or the rain. We know some “go through the water, some through the flood, but all through the blood. Some through great sorrow, but God gives a song, in the night season and all the day long.” We know “weeping may endure for a night but joy comes in the morning.” (Psalm 30:5; 1 Timothy 1:5-14)

2. A Strong Abiding Faith! There are three things that are absolutely necessary to keep us from self-destructing. We need faith, hope and love. When these are missing, death sets in. If left in this condition, we will not live to enjoy the blessings God has for us. We can have all the comforts of life, but without these three life will self-destruct. We deserve better than this. Furthermore, this faith must be anchored in the never failing love of the Lord God of Glory, Who can and does care for our every need. (Matthew 11:28-30) Why? Because He is the only one Who is “the Way, the Truth and the Life” with a strong arm to guide us in life-giving paths. (John 14:6)

3. A Knowledge of the Truth! The truth is what will set us free from hidden deceptions which lead us into all kinds of hurtful traps. These are in all areas of our life. These deceptions teach us to follow fables rather than the raw facts. If you are not free, chances are you are following one or more of these fables. God wants you to be free. The source of truth is The Christian Bible. (Psalm 19 and 119) In the Bible, we find the truth about God as the Creator of all things, the fall of the human race into rebellion against God, God’s plan to bring us back into His fellowship, and the way we are to love God and others. (Romans 3:4)

4. A Lasting Hope! Building our hope on anything rather than the truth we find in God’s Holy Word will not endure forever. (Ecclesiastes 12)

5. A Good Conscience! God has given us a moral compass we call “conscience.” If it is properly nurtured, it will guide us out of harmful actions and attitudes. This will enable us to live a life of righteousness and true holiness. It will help us develop personal convictions that are not up for sale. It will give our life purpose and stability to face each decision with confidence and assurance that we are doing the right thing. A good conscience flows out from a pure heart. A bad conscience flows out from a carnal spirit. A bad conscience brings guilt, fear and remorse. It will destroy our peace, love, relationships, values, hope, faith and faithfulness to God and others. When our conscience is deadened and put to silence, it creates a hardened heart that only looks out for its own selfish interests. To the extreme, it produces tyrants, reprobates, perpetrators of hate crimes and heartless murderers. Every human being deserves a good conscience for the good of all who are concerned. (Romans 8)

6. A Peace of Mind and Conscience! When we know everything is right with God we can enjoy perfect peace. (Isaiah 26)

7. An Enduring Love! This love can only be given by God’s Holy Spirit. (Romans 5)

Foundation 6 – A Safe Haven From the Storms of Life! Spiritual and emotional security are our greatest needs. We can have all the physical comforts and still be without love, hope or faith. The safe haven should have a “map” for it. A safe haven is of no use if it is “hidden treasure” without a “map” to find it. The problem is at this very point. Many of the “maps” in our modern society have all been dead end roads. They have promised much but delivered little or nothing. Thank God, there is a “map” that will get us to our safe haven. This “map” is The Word of God, The Holy Bible. Jesus as our Savior and Lord is our safe haven of rest from all the everyday storms. The promises in the Bible are trustworthy. There are examples that show how and how not to abide under the mighty hand of God in the pages of the Bible. God gives us an assurance that everything is right between Him and our personal relationships with others. (Psalms 91 and 103)

Foundation 7 – A Loving, Personal Relationship With God and A God to Glorify! This is obtained through God’s work of redemption which is the main message of the Bible from Genesis to Revelation. This is the chief cornerstone which supports all our securities. Without this security we will fail to have the safety we deserve. (Matthew 5-7)

In Summary, those who are rebelling against God and His way of life are in a state of denial. They do not want to face up to the fact that we are heading for eternal ruin. They would rather let the world, the flesh and the devil have dominion over them to their own destruction. Why? Men love darkness rather than light, because their deeds are evil. Until our nations make the change as written in this article, we will need much more security than money can buy. If we want real security, it is our duty and responsibility to take the FREE gift of eternal life offered to us by our Creator-Redeemer God.

Recession Is Here… Six Costly Mistakes Home Sellers Make During Recessions And How To Avoid Them

The U.S. is officially in a recession. What is a recession? A recession is a business cycle contraction or general economic decline due to significant drop in spending and other commercial activities. Most pundits and politicians will blame Covid-19 crisis for the recession, but even pre-Covid-19 the proverbial writing was on the wall.

The U.S. had over 120 months of economic growth, which was the longest expansion in the modern history. Other indicators, such as negative yield spread on treasuries (long term bonds having lower interest rates than short term T-notes), were pointing to an imminent change of the economic cycle and an impending recession. The only real question was: when and how bad?

Then Covid-19 came… If the cycle was going to change anyway, Covid-19 acted as a huge and unexpected accelerant to make the recession much more immediate and severe.

Inevitably during recessions all classes of real estate, including residential homes and condominiums, will be negatively impacted as lower consumer spending and higher unemployment rates affect real estate prices and marketing times.

Here are the six costly mistakes home and other real property sellers make during recessions and how to avoid them:

Mistake #1: This will pass and real estate market will be hot again soon

First thing to remember is that real estate cycles are much longer than general economic cycles. Even if the general economy recovers, which eventually it always does, a typical real estate cycle takes as long as 10 to 15 years. The cycle has four key stages: Top, Decline, Bottom and Rise.

Let us consider the last real estate cycle, which lasted approximately 14 years:

  • 2006 – Prices hit the Top
  • 2006 to 2012 – Prices Decline
  • 2012 – Prices hit the Bottom (Trough)
  • 2012 to 2019 – Prices Rise*
  • 2020 – Prices hit the Top
  • 2020 to? – Prices Decline

*NOTE: In 2016 the national residential real estate price index reached its pre-recession 2006 peak levels. It took 10 years for the real estate market to recover.

The way to avoid this mistake is to recognize that real estate cycles take years to run and plan accordingly. Additionally, nobody knows for sure when the prices will hit the top or bottom until after the fact.

Mistake #2: Low interest rates will make the economy and real estate market rebound

Between 2006 and 2011 the interest rates (Fed Funds) were continuously cut by the Federal Reserve Board and went from low 5% to almost 0%. However, that did not stop the real estate recession and depreciation of property values.

Undoubtedly, low interest rates made the economic decline and real estate recession less severe and saved some properties from foreclosures, but it still took six painful years for the real estate market to hit the bottom and then four more years for the prices to go back to their pre-recession levels.

Some markets had never fully recovered. For example, residential home prices in some parts of California, Arizona and Nevada are still below their 2006 highs.

To avoid this mistake, one needs to realize that although low interest rates help stimulate the economy and the real estate market, they do not cure them.

Mistake #3: I don’t need to sell now, so I don’t care

If you do not need to sell until the cycle plays out, which typically is over ten years, then you will not be as affected, especially if you have a strong equity position, limited mortgage debt, and solid liquid assets.

However, it is good to keep in mind that “life happens” and either professional or personal circumstances can change and we may need to sell property before the downturn runs its course.

Furthermore, if a property has a mortgages and its value declines to the point being “upside down,” meaning the mortgage loan balance exceeds the value of the property, then the options of selling, refinancing or even obtaining an equity line of credit, will be significantly limited.

This does not mean that everybody should be rushing into selling their real estate if there is no need to do so, just keep in mind that circumstances may and often do change and property options will be affected, so plan in advance. As one wise proverb says: “Dig your well before your thirst.”

Mistake #4: I’m selling, but I won’t sell below my “bottom line” price

This is a common and potentially very costly mistake. Generally speaking, every seller wants to sell for the highest price and every buyer wants to pay the lowest price. That’s nothing new. When selling real estate, most sellers want to achieve a certain price point and/or have a “bottom line.”

However, it is important to understand that the market does not care what the Seller, or his/her Agent, think the property value should be at. The market value is a price a willing and able buyer will pay, when a property is offered on an open market for a reasonable amount of time.

Overpricing property based on Seller’s subjective value or what is sometimes called an “aspirational price,” especially in a declining market, is a sure first step to losing money. When a property lingers on the market for an extended period of time, carrying costs will continue to accumulate and property value will depreciate in line with the market conditions.

Additionally, properties with prolonged marketing times tend to get “stale” and attract fewer buyers. The solution is to honestly assess your selling objectives, including the desired time-frame, evaluate your property’s attributes and physical condition, analyze comparable sales and market conditions, and then decide on market-based pricing and marketing strategies.

Mistake #5: I will list my property for sale only with Agent who promises the highest price

Real estate is a competitive business and real estate agents compete to list properties for sale which generate their sales commission incomes. It is not unusual that Seller will interview several agents before signing an exclusive listing agreement and go with the agent who agrees to list the property at the highest price, often regardless if such price is market-based.

Similarly to Mistake #4, this mistake can be very damaging to Sellers, as overpriced properties stay on the market for extended periods of time costing Sellers carrying expenses such as mortgage payments, property taxes, insurance, utilities and maintenance.

Furthermore, there is the “opportunity cost” since the equity is “frozen,” and it cannot be deployed elsewhere till the property is sold. However, the most expensive cost is the loss of property value while the real estate market deteriorates.

During the last recession, we have seen multiple cases where overpriced properties stayed on the market for years and ended up selling for 25% to 40% below their initial fair market values.

The solution is to make sure that your pricing strategy is based on the market, not empty promises or wishful thinking.

Mistake #6: I will list my property only with Agent who charges the lowest commission

Real estate commission rates are negotiable and not set by law. A commission usually represents the highest transactional expense in selling real properties and is typically split between Brokers and Agents who work on the transaction

Some real estate agents offer discounted commissions, in order to induce Sellers to list their properties with them. But does paying a discounted commission ensure savings for the Seller? Not necessarily.

For example, if the final sales price is 5% to 10% below property’s highest market value, which is not that unusual, due to inadequate marketing, bad pricing strategy, and/or poor negotiation skills, it will easily wipe out any commission savings and actually cost the Seller tens of thousands of dollars in lost revenues.

The solution is to engage an agent who is a “Trusted Advisor,” not just a “Salesperson.” A Trusted Advisor will take his/her time and effort to do the following: 1) Perform Needs Analysis: listen and understand your property needs and concerns; 2) Prepare Property Analysis: thoroughly evaluate your property and market conditions; 3) Execute Sales and Marketing Plan: prepare and implement custom sales and marketing plan for your property; and 4) Obtain Optimal Results: be your trusted advocate throughout the process and achieve the best possible outcome.

Finding such a real estate professional may not be always easy, but it certainly is worth the effort and will pay off at the end.
